There are some additional fees that need to be paid when you are either selling a
home and/or buying a home. These include...
Attorney's fees (approx. $400 - $500 per closing),
Survey fees (a survey is not always required, but when it is, it runs about $300),
Title Insurance fees (these vary, depending on the sales price of your home and
other variables),
Miscellaneous fees (approx. $300 - $400 per closing),
Other inspection fees which may be required, such as septic and well inspections, etc.,
Appraisal fees (sometimes),
Plus transfer taxes. Transfer taxes are fees which are collected by state and/or
governmental agencies when a property changes hands. Transfer tax rates
vary by state, county and city...
The state of Illinois charges $1 per $1,000 (of sales price)
plus
Cook County: $0.50 per $1,000 of sales price,
Dekalb County: $0.50 per $1,000 of sales price,
Dupage County: $0.50 per $1,000 of sales price,
Kane County: $0.50 per $1,000 of sales price,
Lake County: $0.50 per $1,000 of sales price,
Mchenry County: $0.50 per $1,000 of sales price.
The following are some of the municipalities that have their own additional
transfer taxes:
Bartlett: $3.00 per $1,000 of sales price,
Buffalo Grove: $3.00 per $1,000 of sales price,
Carol Stream: $3.00 per $1,000 of sales price,
Des Plaines: $2.00 per $1,000 of sales price,
Highland Park: $5.00 per $1,000 of sales price,
Hoffman Estates: $3.00 per $1,000 of sales price,
Lincolnshire: $3.00 per $1,000 of sales price,
North Chicago: $5.00 per $1,000 of sales price,
Rolling Meadows: $3.00 per $1,000 of sales price,
Schaumburg: $1.00 per $1,000 of sales price,
Streamwood: $3.00 per $1,000 of sales price,
Wilmette: $3.00 per $1,000 of sales price.
