Are you interviewing Realtors to list your home?

 

If so, remember to ask each Realtor these questions...

 

1) Can I list my house for less than 120 days? Many experts agree that a 90 day

listing agreement is long enough. If your house hasn't sold by then, you can

cancel your listing or extend it.

 

2) Where will you advertise and market my home? A good agent will tell you

exactly where they will market your home.

 

3) Are you a member of both Multiple Listing Services? This is critical. 

To get full exposure, you must be in both the MAP & MLSNI Multiple

Listing Services.  

 

4) Will you give me a free (and thorough) market analysis on my home?

Any agent you interview should be able to show you listing and sales

prices for nearby, comparable properties. He or she should also tell 

you exactly what is on the market (your competition). 

 

5) Will my home be on the Internet? In this day and age, you need full

exposure on the Internet when you are selling your home. Your agent 

should (at the very minimum) have your home on Realtor.com 

(with the upgraded multiple picture package), have it on his or her 

own personal website with a virtual tour and have it on other major 

sites, such as Homeseekers, Yahoo Classifieds, Google Base, etc. 

 

And...

 

6) What is the average time on the market for your listings?

7) How long have you been selling homes in my neighborhood

and in town?

8) Are you a full time Realtor?

9) When I have a question, will I be able to talk to you directly or will 

I be talking to your secretary/assistant?

10) Are you available to accompany showings?

11) Do you leave a detailed brochure (with pictures) in my home

for buyers to pick up?

12) What percentage of your sales come from referrals from 

satisfied past clients?

13) How many homes have you sold in your career?

14) How many homes did you sell last year?

15) Do you work as a team or are you on your own?

16) Do you work in a large office with a support staff?

17) Is your office in the local area?

18) How strong is the name recognition of your company? In other

words, does it have a lot of market penetration?

19) Will your office make showing appointments with me or do I have 

to make them on my own?

20) Can you supply me with a list of top notch people, such

as local real estate attorneys, inspectors, etc.?
