1) Education & Experience
You don't have to know everything about how to sell real estate if you hire an agent
who already does. The trick is to hire the right agent. Generally speaking, this
means hiring an experienced, highly trained agent who knows your
town and your neighborhood.
2) Agents are Buffers
If you are a buyer, a good agent will make all of the appointments to show you
properties, will guide you through each home, will explain contract terms, etc. If you
are a seller, he or she will show your home to only qualified buyers, will make
all of the showing appointments directly with you, will explain all
contract terms, etc.
3) Realtors Work For You at Their Own Risk
In most cases, Realtors don't get paid until the sale closes. Can you imagine
another business were an individual puts in many hours of work, without any
guarantee of being paid? Sandee and I only get paid when you close on
your new home. Therefore, if we don't do a great job and either sell
your home and/or find you the perfect new home,
we don't make a dime.
4) Realtors Have Access to Most of the Inventory
According to the National Association of Realtors, approximately four-fifths of all
of the homes that are available for sale are listed with Realtors. We know
what's on the market & will show you everything in the price range and
area that you are looking for. In addition, we know immediately when
new listings come on the market, so you can find that
"perfect home" before another buyer swoops in
and buys it.
5) Real Estate Has it's Own Language
If you don't know the difference between a CMA and a PUD, you are better off hiring
someone that does. Experienced Realtors know the "ins and outs" of the business,
and can help guide you through your entire transaction. If you try to do it on your
own, and don't know the lingo, you may make some costly mistakes.
6) A Good Realtor is Always Available
There aren't many professionals that are available to help you seven days a week,

always "on call" to answer any questions that you may have.
7) Selling a Home is Time Consuming
Some homes sell overnight and some take months to sell. We will work hard
everyday, for as long as it takes, to either sell your home or find you the

Contrary to what most people believe, agents do not select prices for buyers and
sellers. However, a good agent, with a thorough knowledge of the local real

Today's purchase agreements can run 10 pages or more. This does not include
federal and state mandated disclosures nor disclosures dictated by local
custom. One tiny mistake, such as a missed signature, missed initial or
grammatical error, could cost you thousands of dollars and/or the house
of your dreams. A good agent makes sure that this doesn't happen.
10) Negotiation Skills & Confidentiality
Good agents negotiate well because, unlike buyers and sellers, they can remove
themselves emotionally from the transaction. Skilled agents, such as these,
are not messengers, delivering buyer's offers to sellers and vice versa.
Instead, they are highly trained professionals who know how to present
their client's case in the most positive light, while, at the same time
